Your Step-by-Step Buyer’s Guide
Securing the right property should be high-reward, low-stress. This curated guide lays out exactly what to expect at every stage—cutting through the noise so you can focus on finding the right space.
Before we begin looking at homes, you will connect with a lender to review your finances and determine your target budget. Having a formal pre-approval letter ready is essential—it allows us to submit strong, competitive offers the moment you find the right home.
We will set up a customized search directly through the local Multiple Listing Service (MLS), giving you direct access to the most accurate and real-time property data available. Together, we’ll curate a lineup of homes to tour in person.
We’ll visit your selected properties together to explore each space in detail. As we tour, we’ll evaluate the strengths, features, and potential considerations of each home to help narrow down your top choices.
When you find the right home, we will analyze recent local market trends to craft a compelling purchase agreement. I will guide you through all terms of the contract and lead negotiations with the seller to reach an agreement that protects your interests.
Once your offer is accepted, you will deposit earnest money to show the seller your serious intent and finalize the initial agreement. These funds are held securely and will go directly toward your down payment or closing costs at settlement.
During the inspection contingency period, you will hire a qualified home inspector to evaluate the property's condition. If any major items arise, we can request repairs or seller credits. Once inspections are wrapped up, your lender will order a property appraisal to confirm its value.
As closing day approaches, your lender will send a detailed closing disclosure outlining your final financial numbers and instructions for transferring your remaining funds. In these final days, you will also line up your home insurance policy, schedule utility transfers, and submit your mail forward.
Right before closing, we will walk through the property together one last time. This ensures the home is in the expected condition, agreed-upon repairs are complete, and everything is ready for your move.
We’ll meet at the closing table to sign the final paperwork, transfer funds, and hand over the keys. Once the signing is complete, the home is officially yours—it’s time to move in and enjoy your new space!
